February 2025 Housing Report
Fort Worth’s housing market is picking up steam as we head into spring. There’s been a noticeable jump in active listings, up by 24.4% to 2,805 homes on the market, signaling that more sellers are getting in on the action. This has caused months of inventory to increase to 3.1, up from 2.5 in February. Despite this shift, the median home price in Fort Worth stayed relatively steady, rising just 1.5% year-over-year, which suggests the market is moving toward a more balanced state.
In Tarrant County, closed sales saw a slight dip, down 6.7%, but home prices are still holding firm, with the median price increasing by 1.5% to $348,000. Over in Parker County, the market is shifting a bit more dramatically, with an 8.2% drop in the median price, though it still remains high compared to nearby areas. Johnson County, on the other hand, has seen a healthy uptick in sales and listings, with a solid increase in active listings and a steady median price of $350,490. Overall, as we move into spring, expect more options to appear on the market, giving buyers more variety to choose from.
